Measured Building Surveys

A Measured Building Survey is the collection of measured survey data to in order to produce an accurate representation of a property, showing the location and size of all structural and architectural features. The survey is usually presented in the form of 2D floor plans, sections, and elevation drawings.

Why would a Measured Building Survey be required?

A measured building survey to record the existing detail of a property may be required for a number of different purposes, including refurbishment, redevelopment, facilities management, fire plan layouts or interior designs.

It is important that the purpose of the survey is determined at the specification stage as this will determine the accuracy and level of detail required within the drawings. A floor plan that may be fit for purpose as a fire plan layout is unlikely to be both accurate enough, and comprehensive enough to provide the information required by a design team working on a refurbishment project.

 

What’s included within a typical Measured Building Survey?

A measured building survey will usually be provided as either a 3D model or more commonly, 2D drawings. A standard 2D measured building survey will consist of floor plans, elevations and sections.

A typical measured building survey carried out for an architect or design team will contain details of all architectural and structural features throughout the building as well as floor and soffit levels. A typical drawing will include (but not be limited to) the following details.

What will the survey cost?

Every site will be assessed individually. Many different factors are taken into account such as size and type of structure, as well as the level of detail and accuracy required. The final cost will be dependent on all these variables combined. Our team will provide a fixed price proposal which will include all site time, office time, travel costs, and any other overheads.

In order to provide a cost, our team will need the following information:

  • Location of the property.

  • Extent and scope of the survey (existing agents plans or layout plans where possible) .

  • Details of any access limitations or health and safety issues.

  • Purpose of the survey (ie. refurbishment, service layout, area calculations etc.)

What will the survey involve?

Our survey teams employ various different survey methods dependent on the nature and condition of the building. The equipment and method chosen by the surveyor will also be dependent on the accuracy requirements for the project. In the majority of cases the survey team will require full access throughout the property and adjacent external spaces. The survey team will utilise a combination of total stations, GNSS (GPS) equipment, laser scanners and handheld measuring equipment to record the survey information required. 

 

If suitable, the team may use aerial survey methods to measure rooftop and high level façade detail where inaccessible / not visible from safely accessible areas.

How long will it take?

The time required to carry out the survey will depend a combination of factors as discussed above. Timescale estimates will be provided along with the proposal fees.

Our surveyors use advanced technology such as laser scanners and robotic total stations to ensure that the measured survey is conducted on site as quickly as possible. 

We have a dedicated and experienced team of CAD technicians and 3D Modellers ready and waiting to convert the survey data into drawings as soon as the collected information reaches the survey office.
